This will not only keep water moving through the pipes, it also relieves any built up water pressure in the pipes to prevent any pipes from bursting should they freeze. September 15, 2021 A Note to ALLPet OwnerS,
As a follow up to our message sent to all residents on May 10, 2021, and most recently posted on the Resident’s Board on August 30, 2021, we are writing as it relates to pet waste in the yards and their grass maintenance. While most Trisda Group residents put forth an exceptional effort in observing pet waste removal, selected yards remain an issue, which led to Lou’s Lawncare resigning its service. Hoffman’s Landscaping has taken over and completed the lawn maintenance as of 9/14/2021. They have expressed the same concerns about pet waste as the previous lawn care service. Please be advised that pet waste does carry disease which is transmissible to both pets and humans. Due to this heath concern for our service providers and Staff, the following notice is being sent to all Trisda Group residents.
Selected Trisda Group dog owners are ignoring the Agreements and are failing to pick up dog waste. Per the attached letter , we have already had one service provider resign and therefore must begin enforcing the language within the lease.
It is stated in your Agreement that pet owners are responsible for ensuring that all pet waste is removed from the yard prior so that “Should the pet waste cause a disruption in yard maintenance service, Tenant agrees to all fees associated with lawn service for the remainder of the lease”. The Agreement also states that pet waste should be cleaned up on a daily basis. We highly recommend that pet waste be cleaned up on an immediate basis to avoid any issues with lawn care.
Weather pending, the next scheduled lawn cut is September 27th and 28th. Please be sure to take some time to ensure that all pet waste has been removed from your yard. If pet waste is not removed, the landscaper will not cut the grass. Our staff will go out upon notice from the Landscaper and remove said waste at a fee of $45 per waste pile and will cut the lawn at $175 per occurrence. This will be billed to you for withdrawal from the ACH Account on file. Please see the relevant language below.
Pet Agreement – Item 5 Tenant will clean up and dispose of all pet waste and keep all areas clean on a daily basis. After two warnings for failure to remove pet waste from the yard, Landlord may remedy the waste issue at its convenience. The Tenant will be responsible for all expenses and will reimburse Landlord in accordance with the TENANT DAMAGE TO LEASED PREMISES clause. Should the pet waste cause a disruption in yard maintenance service, Tenant agrees to all fees associated with lawn service for the remainder of the lease agreement.
Lease Agreement Page 2 TENANT DAMAGE TO LEASED PREMISES Tenant must pay additional charges for any damages to the Leased Premises. Additional charges for damages are due within 30 days and will take precedence over rent payments, meaning that damages will be satisfied prior to rent payments being satisfied.
In closing, we regret to circulate this message amongst groups who are diligent in their pet waste removal. However, for the safety of our service providers, and our diligent, long-standing employees, it has become necessary to send a formal notice to all pet owners. We appreciate your help in observing the Agreement.

Our returning landscaper is Lou’s Lawn Care and lawn maintenance is performed on a bi-weekly basis. Their next scheduled lawn cut is May 17-18, weather pending.
We ask that you refamiliarize yourself with Tenant responsibilities as it relates to exterior maintenance so that our lawn service can properly complete the regularly scheduled procedures.
Tenants are typically responsible for Maintenance of Flower Beds, Patios, Sidewalks, and Driveways (Including pulling weeds). If you are unsure of your responsibilities, please refer to the PROPERTY SPECIFIC CONDITIONS clause of your lease. Please note that: After 2 warnings of poor maintenance by the Tenant the Landlord may opt to have the grass and beds maintained on its own and bill the relative charges to the Tenants.

JULY 6, 2020 AT 2:21PM: heat wave advisory: as are aware, the Pittsburgh Region is currently experiencing a heat wave with 90 degree temperatures for the next 1-2 weeks. AC units will be pushed to the limit during this time. While our staff is available during normal business hours to address your cooling concerns, please consider the following tips to keep your home cool.
1. Set the thermostat higher In extreme temperatures it's best to set your thermostat on 75-78 degrees (or higher) and learn to live with a little heat for a short amount of time. 2. Turn the fan switch to the "on" position Turning your fan switch to the "on" position instead of leaving it on "auto" will help circulate the air in your home and will also help rooms that are too hot or cool. This approach will help "some" with the temperature differences in 2 story homes. 3. Keep shades closed on extremely hot days Keeping the shades closed on the sunny side of the house will assist in cooling the home on extremely hot days. 4. Close off unused rooms to conserve energy Take a few minutes and close the air vents inside the unused rooms or bathrooms. The doors should also be closed to these rooms to conserve energy and force the cool air to stay in the occupied areas of your home. 5. Consider using fans to keep you cool The fan cools the occupant, not the air. A fan will dry up the perspiration on your skin and make you feel cooler...so your thermostat can be set higher, so your air conditioning system doesn't need to work as hard to cool your home! 6. Don't use appliances on extremely hot days NoT USINg the stove, dishwasher or dryer on extremely hot days will help keep your home cooler by simply not introducing heat into an already warm environment. If you do need to use these appliances, try limiting their use to certain times of the day when the outside temperatures are cooler and your AC unit isn't working overtime to cool your home.
