Step 1: Complete Application

*One application & application fee for each adult over the age of 18 yrs residing at the property, regardless of marital status


Step 2: Pay $45.00 Application Fee 

 Step 4: Complete DocuSign Lease
*Leasing is on a first come, first serve basis.
No Exceptions.

Frequently Asked Questions:

  1. I viewed the home with an PA Licensed Realtor from Howard Hanna, how do I apply? Showings held by Howard Hanna should reach out to the showing agent for an application. 
  2. I viewed the home with a Broker, how do I apply? Showings held by a Broker should reach out to the Broker for an application. 
  3. Do I have to pay two application fees or just one if I have two roommates? ALL persons living in the property must submit an application AND a $45 application fee PER PERSON.
  4. What if My roommate is not available to apply? Can you still hold the property?  NO.  All adults over the age of 18 must apply together.  Properties are only removed from the rental market after the lease is signed, and the deposit placed.
  5. How much time do I have to sign the lease? ASAP.  The Leasing Representative will provide you a time frame (24 hours or less) based on the amount of interest for the home to be fair to other interested parties.  MARKETING OF THE HOME WILL CONTINUE UNTIL THE LEASE IS SIGNED AND SECURITY DEPOSIT PLACED 
  6.  Is THE APPLICATION FEE REFUNDABLE SHOULD I DECIDE NOT TO SIGN THE LEASE?  NO. The application fee cannot be refunded under any circumstance
  7. What If I Need a Co Signer?  Co Signers are accepted for lack of credit.  Co Signers are not accepted for poor credit (FICO < 650). Co Signers MUST complete the same application process & Fee as a Tenant
  8. Do you accept bankruptcies?  NO.
  9. Do you accept past evictions?  NO.
  10. ​Do you accept pending evictions? NO.
  11. Do you accept Section 8 or HUD vouchers? NO.
  12. What is your credit criteria? FICO > 650
  13. Will income verification be required? YES.
