How do I pay Rent?
Rent is collected via ACH direct debit on the 3rd of each month. This is initiated from our office, there is no action necessary from the tenant. Note: if the 3rd falls on a weekend or holiday, rent will be drawn the next business day.
How do I submit a maintenance request?
All maintenance requests should be submitted via email to [email protected] or through the Residents' Home Page Please include your property address and any relevant photos
When is my trash collected?
Trash pickup varies based on location. Please refer to your Lease Agreement or the following websites for more information about Trash & Recycling Pickup.

how do I add a rooMmate?
Your new roommate would need to submit an application and fee. Once approved, an addendum will be sent via DocuSing to add the new tenant. Here is the link to our application and acceptance criteria trisda.com/apply-now
Can i add a pet?
Yes! Here is a link to our pet policy trisda.com/pet-policy. There is a non-refundable pet fee in the amount of $500.00 that is owed, and an additional $50 pet rent per month. Just email the following information to [email protected].
- Photo of the pet
- Proof of vaccinations
- Proof that pet is spayed/neutered
- Date that you are bringing the pet to the home.
Who maintains the lawn?
Trisda Group maintains the lawn of all properties for a fee. Residents in single family homes may opt out of our landscaping service at any time. For more information email [email protected]
Can I end my lease early?
Tenant may terminate the lease agreement with 60 days written notice via email to Landlord at [email protected]. The Fee to terminate the lease is equal to 3 months rent. The new lease end date cannot be in the months of November, December, January, or February.
How do i pay utilities?
Utilities are property specific as outlined in the lease agreement. Gas & Electric service is generally in the tenants' name and billed directly to the tenant by the utility company. All other utilities passthroughs are billed from the Landlord via email. Emails are sent mid-month for the previous month's usage and due on the 3rd of the following month via ACH draw. If the 3rd falls on a holiday or weekend, the draw will occur on the next business day.
Can I change the account that rent is paid from?
Tenants may change the ACH Account one-time during their tenancy. A Lease Alteration fee will apply for the 2nd and any subsequent changes. Tenants should send an email request to [email protected] to request the change. All changes must be completed 15 days prior to the next scheduled ACH draw.
How do i renew my lease?
If you would like to renew your lease, you will need to notify us notify us at least 100 days before your lease end date, as outlined in the lease agreement. Reminders are usually sent 120 days before your lease end date.
Is smoking permitted?
No, at no time may the Tenant utilize tobacco or any other smoking product inside the property.
Do i need to provide my own trashcans?
The Trisda Group provides trash receptacles for Residents in most multi-unit buildings. Residents in Single-family homes are responsible for providing their own/trash/recycling cans. If the previous tenant left a trashcan behind, new tenants may use at their convenience but are responsible for replacing a lost or damaged trashcan.
